The urban concept implies the formation of 3 blocks in a row – a business and two residential blocks of the same volume and geometry, and in everything according to the given regulatory and construction lines.
The blocks are bounded by internal two-way roads that are directly connected to the newly constructed roads Nova 1 and Nova 2 and allow access to outdoor parking areas as well as garages.
The interconnection of the blocks with each other, as well as with the existing – built part of Block 12, is realized by pedestrian flows at the ground level as well as from the level of the high ground floor with passages and bridges. This allows for greater passage to the interior of the block and activation of the planned contents.
The concept of an open block implies, besides the dimensions of residential / commercial buildings and landscaped urban areas – the square at the terrain level as a place of assembly and the inner courtyard with an intense presence of greenery, space and equipment for playing children at the high ground level. This redistribution enables the separation of functions as well as users and their complete autonomy (play of children without traffic and easier control by parents).
