Respecting the geometry of the site, the leveling of the terrain, the conditionality imposed by the adjacent objects and the benefits of the park surface versus the location, the basic spatial and functional setting of the object assembly is designed. The basic corpus of the building was formed perpendicular to the main Takovska Street and the accommodation units are oriented towards the park. The side of the building, towards the church of Saint Marko, has excellent micro-location conditions and is important for the urban image of the city from a visual presence point of view.
The object, in its basic assembly, contains two cubes that differ in the materialization. The ground and part of the first two floors are formed as a glazed, transparent corpus with a discrete secondary split and parts protected by screens shades. Accommodation tract is a massive form with prominent openings. The dominant square slit makes a visual accent to the object. The hotel has a total of 99 single and double accommodation units. The typology of the object is set according to the standards of space. Ground level is designed with public and economic facilities. On the first level, catering and multifunctional facilities are planned, on the second floor, there are accommodation units and recreation areas. In underground floors, technical facilities, garage, service, and economic zones are organized.
