The Kula Ušće 2 building, together with the existing building of the Business Center Ušće, as well as the Ušće Shopping Center building, make up the business complex UŠĆE, which unifies the architectural and urban concept from the previous period. The location of the complex is at the confluence of the Sava and the Danube on the New Belgrade side with quality traffic infrastructure and a visual connection to river banks, park areas and important objects in the immediate vicinity – the Museum of Contemporary Art, the Kalemegdan Fortress, etc.
Functionally, the building is a business building, with public and common spaces on the ground and first floors, and offices on typical floors. Within the ground floor, a two-story entrance hall was realized, with an info desk, access to vertical communications, areas intended for bars, with associated toilets, as well as areas intended for security and facility management (BMS). The upper floors are designed according to the open plan system with the possibility of different scenarios of space division (1-4 independent units) with a common zone of access and sanitary areas. This business building with a unique panoramic view is characterized, in addition to the modernly equipped open space office concept, and innovative technological solutions (a decentralized natural ventilation system integrated into the facade), in accordance with the highest standards of energy-efficient green construction, an innovative natural ventilation system and confirmation of the _BREEAM excellent certificate. Ušće Tower Two has a net area of about 21,000m2 of office and ancillary space with a panoramic restaurant on the final floor as well as an underground garage with a total of 740 parking spaces (located on two floors). The concept of open public green areas without direct contact with the natural soil was set up in an innovative way by the ground floor arrangement.
