Residential house in st. Sanje Zivanovic

The building is situated in the residential zone of Senjak, on a proportionally demanding elongated plot with terrain sloping from the access road. This, along with the parameters and constraints from urban regulations, has dictated the fundamental concept, layout of the building, and accompanying facilities – such as the pool and inner courtyard, which are tiered in relation to the access, street level. The entrance portal and a three-vehicle garage are positioned at the front of the plot, with the building in close proximity. The relatively small courtyard is organized as a grassy area with a poolside beach and a few cascading planters towards the basement facilities.

The volume is formed as a three-story monolithic structure composed of three interconnected cubes with interruptions – glazed niches spanning the entire height. The idea of refined modernist design is emphasized not only by uniform materialization – using eternit panels – but also by the disposition of significant-sized facade openings at the entrance and courtyard sections. Creating openings on the lateral-longitudinal facades was greatly constrained by urban conditions, proximity to the regulatory line and neighboring structures, as well as the need to establish a comfortable, discreet ambiance. Hence, the distribution of spaces within the building was derived from these constraints. The ground level accommodates the living area with a separate workspace and guest accommodation towards the street, and a terrace facing the inner courtyard, while the upper floor hosts the family’s living quarters.

Additionally, the rooftop area is activated with a terrace and an outdoor jacuzzi pool, a coffee kitchen, and a toilet, accompanied by a biopergola over a part of it. Communication between all levels of the building is facilitated by an attractive freestanding enclosed staircase illuminated through a lantern, as well as an elevator.

In the basement area, which, due to the lateral elevation of the ground floor, is completely open to the external environment, space is organized for recreation – a gym and golf simulator, as well as a home cinema with auxiliary facilities.

In the zone of the relatively small courtyard, an open pool with a beach and landscaped greenery is positioned, accentuated by appropriate lighting in the nighttime ambiance.

The highly simplified approach to shaping the building is complemented by the selection and application of materials used – both in the constructional sense and in finishing. The primary structure is reinforced concrete, aimed at achieving adequate spans and thus enabling maximum flexibility in the interior space of the building.

Following a design approach in shaping the volume of the building, the concept of interior architecture is also formed in a minimalist manner, with choices of colors, fixed and movable furniture.

Interior finishes include polished stone slabs on the floors throughout all levels, as well as granite slabs in accompanying areas, while walls are adorned with painterly techniques and appropriate wallpapers in individual positions, correlating with monochromatic white ceiling surfaces and suitable lighting.
