With the proposed competition solution, the volume of the building was formed by threatening the found morphology of the terrain, a height difference of over 4 m between the streets, which resulted in only one basement – underground floor. The building consists of two units – a block, with a communication direction – an entrance, a staircase and an elevator in the intermediate space. Respecting the restrictions and recommendations from the valid Detailed Regulation Plan, it was designed as Ground floor + 2 floors + a raised floor, a basement floor from the direction of the lower Miloja Đaka street. The facility is accessed through a representative entrance via a plateau positioned on the water mirror of a shallow pool with an overflow. The designed solution achieved the required content structure: 10 accommodation units of different surfaces, a common SPA center for the building’s tenants with accompanying content, a restaurant on the ground floor with four parking spaces for guests, an underground garage for 30 cars, as well as accompanying technical content. The residential units are designed to a high standard and equipped adequately for the residential character of the building.
As part of the ground floor arrangement, in addition to the green areas, an outdoor swimming pool with a terrace as well as a children’s playground with adequate equipment are planned.
The architectural expression, the planned materialization of this complex are elements that, in conjunction with exceptional functionality and aesthetics, enhance the contemporary housing context.
